General Description
"The Leimert Park Historic District is located in the South Crenshaw area of South Los Angeles. The district includes 1,697 single- and multi-family residences, commercial properties, and institutional buildings roughly bounded by 39th Street, Vernon Avenue, Crenshaw Boulevard, and 3rd Avenue. The topography of the district is generally flat, and streets generally follow a rectilinear grid pattern. Exceptions to this include Leimert Boulevard, Creed Avenue, and Garthwaite Avenue, which run northeast-southwest, towards the commercial center of the historic district. Leimert Boulevard, 8th Avenue, 42nd Street, and Degnan Boulevard feature wide landscaped medians, and mature shade trees are prominent throughout the district. Leimert Park is primarily composed of one- and two-story single- and multi-family residences. Originally restricted to major thoroughfares, multi-family duplexes, fourplexes, courtyard apartments, and apartment houses are located along the district's larger corridors, including Leimert, Degnan, and Crenshaw Boulevards, as well as 8th, Garthwaite, and Creed Avenues. Properties north of Martin Luther King Jr. Boulevard are almost exclusively residential, and most are single-family houses. These properties also tend to be later (mid-1930s to 1950s) than those south of Martin Luther King Jr. Boulevard because they were developed as part of the second construction phase of Leimert Park. Residential properties retain fairly uniform setbacks (shallower on large corridors) and are fronted by lawns and concrete sidewalks.A substantial commercial district sits in the southwest region of the district. It includes several one- and two-story retail storefront properties, a theatre, and a small formally-landscaped park, known as Leimert Plaza (Los Angeles Historic-Cultural Monument No. 620). The Vision Theatre, built in 1932, was designed by Morgan, Walls & Clements. It appears to be individually eligible for listing in the National Register, the California Register, and as a Los Angeles Historic-Cultural Monument. Three schools , Audubon Middle School, Forty Second Street Elementary School, and Transfiguration Church and School , date from the 1920s and '30s, and are located within the district.The dominant architectural style is Spanish Colonial Revival; others prominent styles include Mediterranean Revival, Tudor Revival, French Revival, Streamline Moderne, and Minimal Traditional. Most commercial properties are vernacular in style. Of the 1,697 total properties, 1,461 are contributors to the historic district."
