The property meets the criteria for HCM designation because it embodies the "distinguishing characteristics of an architectural-type specimen, inherently valuable for a study of a period style or method of construction," as an example of International Style residential architecture. The site actually contains two single-family residences in this style. It is also associated with the "notable work of a master builder, designer, or architect," as a work by master architect Rudolph M. Schindler.
