Resource Descriptions

General Description
"The Pico Boulevard Streetcar Commercial Historic District is located in the northern part of the Arlington Heights neighborhood in Los Angeles. It consists of 16 commercial properties along the south side of Pico Boulevard between Arlington Avenue to the east and 6th Avenue to the west. The topography of the district is relatively flat, and Pico curves slightly towards the west end of the district. One- and two-story retail storefronts and mixed-use commercial properties (with residential accommodations at the second story) comprise the majority of the district. Consistent with commercial development accommodating the streetcar, all buildings are built out to the sidewalk with little to no parking.Architectural styles represented include Spanish Colonial Revival, Neoclassical, and Renaissance Revival; however, most properties are vernacular in style. Buildings typically feature large display windows and stucco cladding; some have canted storefronts. Of the 16 total properties, 10 are contributors to the historic district."

    Significance Statement
    "Rare intact example of a 1900s to 1920s commercial historic district associated with the Pico Heights streetcar line that ran along Pico Boulevard. Most examples of streetcar commercial development from this time period no longer retain integrity. Due to storefront alterations and some infill starting in the late 1940s, the commercial district may not retain sufficient integrity to be eligible for listing in the National Register."
