General Description
"Horace Heidt's Magnolia Estates Apartments are located at 14155 Magnolia Boulevard in the Sherman Oaks district of the San Fernando Valley. The apartment complex consists of approximately 18 buildings sited on four parcels (interior buildings are not visible from the public right-of-way; numbers were estimated based on aerial photos). The complex has a single entrance off of Magnolia Boulevard. The first phase of the apartment complex was completed in 1957, and the second in 1964.One- and two-story buildings are clustered around small landscaped courtyards. They are Mid-Century Modern in style, with flat or gabled roofs and smooth stucco and wood cladding. Much of the apartment complex retains a whimsical design, with Tiki/Polynesian elements, including volcanic rock, waterfalls, tropical foliage (palm trees), decorative structures and directional signs. A Googie-style community building sits at the main entrance to the complex. There are a number of swimming pools, tennis courts and a miniature golf course."

    "Significant as an unusual example of a 1950s-1960s garden apartment complex with a unified plan featuring multiple buildings, Tiki/Polynesian-style decorative elements, a miniature golf course, swimming pools, tennis courts, and a clubhouse. The property was owned and designed by renowned bandleader Horace Heidt and was modeled after hotels in Palm Springs and Hawaii; the retired Heidt and some members of his band resided on site."
